A useful viewing starts with a clear shortlist. Compare the published details, ask for anything that is missing and send the property reference when arranging your visit.

Choose your space

Decide whether you want a house, an apartment, land or land with an existing house. For multi-unit properties, compare units and floor layouts rather than room totals alone. Check whether the listing describes rooms or specifically bedrooms.

Check the price basis

Listings may quote a total asking price or a price per perch. A calculated total is the quoted rate multiplied by the advertised extent. Confirm the current asking price and what is included before arranging a viewing.

Confirm the exact location

Ask for the map pin and entrance. Similar road names can refer to different locations, so confirm the area as well as the street. Compare the actual route with the places you need to reach regularly.

Compare access and parking

Note the advertised road width, direct frontage or access lane, and the parking arrangements within the property. Road width and plot frontage are different measurements. Check the entrance and available space during your visit.

Look closely at separate accommodation

Ask which entrances, bills, kitchens and bathrooms serve each unit or annexe. For rental-focused properties, distinguish expected rental income from current rent and ask about the basis of the advertised figure.

Ask what can be provided before deciding

Request the available plans and relevant property documents, confirm the current status and ask about any proposed development or subdivision. Arrange independent checks appropriate to your intended purchase.
